Only 40 minutes from the airport in Podgorica and 90 minutes from the sea, Kolašin Valleys is located on the slopes of Bjelasica, next to the Biogradska Gora National Park, which is home to one of the last rainforests in Europe and the famous Biograd Lake. The visionary master plan of which Kolašin Valleys is a part – and which includes 45 km of already developed ski trails, as well as an additional 86 km by the winter of 2025/26 and 141 km by the winter of 2027/28 – was designed by the renowned Canadian company Ecosign, which designed the tracks and facilities at the last three Winter Olympics.

Kolašin Valleys consists of two interconnected, but very different mountain villages: 1450 Nest and K16 Peak. By 2030, Kolašin Valleys will house 16 hotels, 7 residential buildings with tourist apartments and 73 mountain villas across both villages.

The 1450 Nest village is located at an altitude of 1,450 m and is part of the Kolašin 1450 ski resort, one of the oldest and most famous ski centers in Montenegro. Its lively atmosphere and nightlife make it ideal for those who like an active vacation. Spend the day skiing, horseback riding or going on hiking and biking tours through picturesque landscapes, experience the wondrous beauty of numerous viewpoints and six lakes, visit traditional mountain villages (katun), or relax in a wellness & spa center; spend the evening shopping and socializing in bars and restaurants.

According to the master plan, 1450 Nest village will house 6 hotels, 7 residential buildings, 45 mountain villas, a public garage with more than 1,000 parking spaces and several supporting facilities. During the summer of 2024, the Grand Chalet Hotel will open in the 1450 Nest village with 116 carefully designed residences, accompanying shopping and other amenities and uninterrupted access to the ski slopes. Three hotels with 261 residential units, 8 mountain villas, 38 shops, bars and restaurants, as well as a night club, are under construction. The mountain villas will have an area of ​​370-580 m2, four will be completed in Q1 2024, and another four by Q1 2025.

K16 Peak is a new village that will become a ski resort located at the highest altitude in Montenegro (1,600 m). It is quieter and more protected than 1450 Nest, with ski trails that are seamlessly integrated into the environment and start right at the door of your hotel or chalet (ski-in/ski-out concept). With the impeccable service and a lavish selection of facilities such as restaurants, glamorous boutiques, shopping centers and galleries, as well as an exclusive wellness & spa zone, this village is perfect for a stay with the whole family.

The master plan envisages that this settlement will include 10 hotels, 28 mountain villas and numerous supporting facilities. Swissôtel Resort Kolašin with 116 apartments and a spa center was opened in January 2024 in the K16 Peak village. It represents a combination of traditional architecture and untouched nature, modern luxury and unsurpassed five-star Swiss hospitality. The opening of the Thyme Hotel is expected at the end of 2024 and it will have 98 apartments with an area of ​​27.5-54 m2, a spa area, six shops and a restaurant serving French cuisine. By the end of 2026, three more hotels will be built with 160 residences of 32-136 m2, a shopping center of 3,000 m2, as well as a wellness and medical center. In addition, K16 Peak will also have 28 mountain villas with an area of ​​675-820 m2, and the construction of the first 10 is expected to be completed by autumn 2025 (Phase 1).

The sales offer includes the entire range of hotel residences (from studios to 2-br apartments) and mountain villas. Future owners can buy a fully furnished or equipped property or decide on the decoration of their home themselves.
