The exclusive complex Villa Smol is located in the heart of Istria, just 20 minutes from Rovinj, 30 minutes from Pula airport, 60 minutes from Opatija and 75 minutes from Trieste. Located in a nature of lavish beauty, the complex includes four luxury villas with swimming pools, situated on plots of 1129-1409 m2. Any construction in the vicinity of these plots is completely impossible or not planned in the future, so privacy and peace are guaranteed.

Each of the four villas within the Villa Smol complex has an internal area of ​​300 m2, and consists of four interconnected segments: entrance area with floor-to-ceiling glass walls; the ground floor, where living room with a fireplace, a dining room, a main and an auxiliary kitchen are located; a two-story area with four en-suite bedrooms, a guest toilet, a laundry room and a spa with a sauna that has direct access to the swimming pool and garden; as well as covered outdoor terrace of 80 m2, with kitchen, dining room and living room.

Each villa has a landscaped garden of 400-600 m2, enriched with local vegetation, olive trees and lavender. The garden features an infinity pool measuring 11 x 4 m (with the possibility of self-cleaning, heating and safety cover), a sunbathing area of ​​82-100 m2, an outdoor fireplace with a seating area and an outdoor shower.

Top quality materials and equipment are used in the construction of villas. The installation of external Schüco carpentry is planned, and all windows will have a built-in boxes with roller shutters and mosquito nets. The large glass sliding door on the ground floor has a built-in mosquito net, as well as soft-closing safety system. The cooling system and installations are hidden in the suspended ceilings in all rooms. The living room on the ground floor, the outdoor covered terrace, the bathrooms and the spa area are tiled with designer ceramics by the Kronos Ceramiche brand, and the other rooms in the villas are equipped with oak parquet. The bathrooms are equipped with top-quality products from the Hans Grohe and Geberit companies, walk-in showers with glass panels and suspended bathroom counters with two sinks for each bedroom. The villas have underfloor heating, with the possibility of remote control.

The spa room contains a built-in sauna with two-level seating benches, a walk-in shower, a relaxation area and a toilet with a sink that can also be accessed from the pool. The outdoor living room is covered with a full roof that prevents water penetration and overheating of the space. It is equipped with a small refrigerator, a sink and all the necessary electrical outlets, as well as a kitchen island and a wall element with a worktop and grill (it is also possible to install a gas grill). Up to four people can sit at the ktichen island, and there is space for a large sofa set and a dining table that can seat 10-12 people.

Each villa is equipped with a Smart Home system for remote home control (air temperature, pool water heating, video surveillance, lighting control, etc.). Future villa owners can choose the option of installing video surveillance in the exterior as well. The villas will have the same energy efficiency as a passive house, and energy savings can be increased by installing solar panels on the roof of the ground floor of the house (up to 70 m2). Each villa has two covered parking spaces.

The villas are sold in a high rohbau stage (shell phase of construction), with built-in wall and floor surfaces, basic bathroom sanitary ceramics and outlets for lighting and appliances. At the buyer’s request, the interior of the house can be completed to the turnkey level.

The interior design of the show house provides an insight into the various possibilities of luxury design and equipment: elements of Mediterranean and Scandinavian design style are combined; materials are natural, such as walnut, oak and Istrian stone cladding; the furniture is light-toned, by the Italian brand Ditre and Scandinavian manufacturer Fritz Hansen; the custom-made kitchen is equipped with Electrolux built-in appliances; it is possible to install a suspended bioethanol fireplace (CoCoon Fires or other of the same value); there is an option of designing and installing lighting fixtures (brands Verpan, Flos, etc.); at the customer’s request, the interior can be furnished with furniture pieces and works of art.

The architecture of the entire complex stems from a careful consideration of its historical and natural environment, especially taking into account the traditional characteristics of the architecture of the Istrian climate. The project represents a kind of homage to the established Istrian construction elements, such as the stone facade, gable roof and covered outdoor terraces, supplementing them with modern technologies and solutions – concrete elements, large glass surfaces, hidden system of installations, smart technologies and equipment. The spaces are planned according to the orientation of the sun, thus achieving protection against overheating. Special attention is paid to the privacy and intimacy of the tenants: the plots are raised in height in relation to each other and separated by stone walls and dense green fences, and the houses are positioned in such a way as to prevent visibility towards other villas’ yards, while all the windows feature reflective glass in order to prevent the view from the outside towards the interior.

Completion of the construction is planned for 2025.
